we are here--- and tired

well we are here at the new condo--- still have things to do at the farm but the house out there is all cleared out..the farm hasent sold we have had offers a low ball and a young couple but fmha has changed the critera and the out buildings - quonset and barn make the place ineligable for that paticular loan ... sooo makes it a little tougher... but i have a dilema jamestown nd where i live has just been chosen as the site for a billion and a half dollar fertalizer plant ---- so this will change the value of property yet again... and because ND makes the builders pay for infastructure up front ( good law) before building homes or ect--- it slows down people from just throwing up houses -- but we are predicting a real housing crunch in a little bit and the realator said there will be a land grab soon... sooo dilema wait and see if my property value increases or sell it and just let it go ?? rent it - IF i can find decent people to rent to.. lots to consider and then there is the fact i do owe my SIL money for the condo ( down payment) and that does not make for a good situation-- although for him he doesent care -- he just doesent want me so stressed out and he feels that keeping the farm longer than necessary will be stressfull-- and it will... but so will owing more than i need to on the condo -- after all if i can wait it our and make about 20 grnad more i would be reset financially .. but it is a risk..... evrything is though -isent it?? i have to admit the condo is nice and everyone has been kind..even with my ever escaping farm dogs--- the condo is on the very edge of town we have a field right next to it and a pasture with horses as well.. so the dogs regularily escape but have not cause troble they just go snooping the field and the pasture. there is den of coyotes nearby and tag was specifically bred to flush them so he just shakes he is so excited... he calls them out - they chase him -- he easily can out run them.. but the idea for his breeding was for the farmer than to be able to shoot the coyotes.. well we dont but tag just loves the chase... thus his name tag - your it... he is a mountain cur - southren people are familiar with this dog.. but in the north he is a novelty.. we dont usually have them up here cause it is to cold for them so they do have to be in a house.. down south they can stay outside.... he looks like a 10 month old golden lab.... but he is 5 yrs old... the BOOK old yellar was written about a mountain cur but they used a lab to film the movie.. thus the saying you old "cur" dog.. ohh the dog lesson of the day... anyhow we are here - I had weston overnight it went very well.. dan seems to be doing better.. he had a well over 3 week bout of constipation-- but not an obstruction... he ate so little for a period of time his body entered starvation mode and would not let go of anything... well he finally started to eat and now is "moving" again... thank goodness............ and his surgery for the g tube will happen but the doc( who i have always liked ) has his own stroke dilema going on.... his wife stroked a month and a half ago and is in chicago rehabbing... it was a bad stroke but she does function.... she wants to come home and now he is struggleing with everything we all are... so my daughter april who works at the hospital has been talking with him about - home issues- bars, assesibility..... he is very deicated to his work and is so torn about his wife...... so lots and lots going on in my neck of the woods...... my son and daughter in law from the cities were her and helped -- we had a rummage sale and got rid of stuff and donated the rest to the salvation army.. all of it "good " stuff i just had to let go... so we had my grandaughter here as well... dan did ok with the kids but he really has a low tolerance for them for sure.. dan is adjusting to the move to a point but he is upset about the farm.. but is trying to be "happy" i think... well thats my big update................

My guess is one step at a time, first things first not everything at once that takes too much money you don't have right now!! A fence repair to keep your dogs in would be a good start you need your animals and not have them shot because they will go farther and farther each time they are out!!

 

I'm sure the farm will sell it just takes time cause this is more of a buying time and you are selling plus the plant will come on board soon makes it attractive!! I think by November we all will know which way we are headed for richer or poorer!! Did you know North Dakota is on the list as one of the best places to live in America????

Wheew! Nancy and I thought my plate was full!! LOL Just like Fred said one day at a time. I think on the sale of the farm, if you get a good offer I would take it. Don't let them cut you down to far especially with the potential for a land grab. Hind sight is 20/20 but we never know what the future holds for us. Just know that if you sell it now at a fair price you will not feel as bad as if you would if you wait on a land grab that does you no good. With the economy the way it is these days you are just lucky you have a good chance to sale it.

Glad Dan is finally adapting to the new place. I knew he would it just takes time.

Nancy - so exciting. Now you explore the neighborhood, figure out where everything is. Can Dan walk there; daily errands and jaunts. So much more available closer and easier to get to. Dan is going to get there, of that I am sure. He is going to find coffee houses, libraries, parks, local MC group hangouts. One day at a time, as Fred advises.

 

As to the RE market. Boy, that is a tough one. We sold some property in Canada just before Bruce's stroke - pure luck. Get a fair market value on the farm. Consider that against what you owe. You already know these numbers. You also have a number where you can pay off SIL and take care of the future. You need to figure out wiggle room and how long you can wait to sell. If the Fertilizer company is interested, they will contact you. Especially if they know the property is on the market. Just stick to your guns.

its not so much the fertalizer plant specifically wants my place but with ND haveing the infastructure fist laws --- then we will not have the ability to get enough homes built to accomadate the growth.. so country property will be optimal to avoid the infastructure issue and just the plain location of my home... 10 miles from the city -- all pavement ---- ncie home and barn and quonset and double heated garage..... but i think as debbie says i will let it go for a fair market value.. as there are no gurantees in life ( boy we know that right people?) but still it is sorta exciting to watch now that i,m not at the jail running my a-- off on a night shift that all the freaks and geeks are coming around... the fertalizer plant will only bring 150 jobs -- but it creates competition in the area and it builds onto our industrial park are one big thing begets another ..... North Dakota is just a plain wierd place to live right now... our economy even back in the depression days was always different than the rest of the united states so the fact we as a state are doing well is good but not all that unexpected... now when the rest of the states do well we will not.... we are generally unaffected by the same things that affect other states due to it being a primary farming community-- if the farmers are doing well ( which they are at this moment) then the state does well... and next year it can all change as farming is one big gamble... who knows ??? i figure god has led me to it--- so now he will lead me through it...... this has been true of most of all of my and dans life -- we havent starved yet so god must be looking out for us somehow...

I have a friend who was moving from the family home, that her dad built. Some business offered her a lot of money for it, planning to tear it down and build there. She refused, as she didn't want her family home torn down, and found a nice young company who would make it their home, and was willing to give it to them for a lower price, just to save it from being torn down. The nice young couple sold it to the business and got rich. Be careful of real low ball prices.

 

Debbie made some good points, I agree with her points.
